Lexington KY Proposed Development Russell Cave Glen is Denied Approval

The Russell Cave Glen development in Lexington KY has been denied a zoning change by the Urban County Council.

The proposed development would have been located at Russell Cave Road and I-75/I-64 and would have comprised of approximately 8.6 acres for 47 single family homes.

Concerns from the council members were numerous and included:

Inadequate sanitary sewers - existing neighbors feel that their service is inadequate and that a new development that would be tied into the existing systems would only exacerbate the problem that currently are now facing.  There are existing approved plans for an improvement to be made to this system - but it is scheduled to begin in several years.

Destroying a large stand of mature trees - To save the mature stand of trees, would reduced the proposed development from 47 homes down to 26 houses.

Approving a zoning change and a proposed development plan are 2 separate issues. The Urban City Council could have easily approved one - and not the other.

But, the council ultimately felt that the planned development was ill conceived and not conducive for their vision of how the city should continue its growth and it was denied its application for zoning change and postponed the development plan indefinitely (which essentially locks this development in limbo until the infrastructure or some other changes are made to make it a more feasible proposal).

This marks the 4th time that the proposed development has been denied.
